I've never rented a house before what do I need to do?

The first thing you need to do is to decide who you want to live with. This needs thinking through carefully since you will be spending a lot of time with those people. Once you've established the group size you can start looking at suitable houses.

How do we arrange a viewing?

Once you've established your group size please call us on 07950 560 679 or Contact Us to arrange a viewing.
We will take details down relating to your requirements and make arrangements for a viewing at a time convenient to you.
We do like to give our current tenants 24 hours notice (although some of our tenants do not mind shorter notice).You will be met outside the house by ourselves or one of our representatives. They will answer any questions that you may have.

What happens if we want to sign for a property?

Once you have confirmed that you would like to sign for a property, we will ask you to read through the contract. Once you confirm that you want to sign we will then make arrangements for the entire group to meet and sign the contract.
Because of the interest shown in our properties it is important that this is carried out with the minimum of delay to avoid disappointment.

What security do you provide at the property?

As part of our commitment to your safety and security our properties have the following:-
Landlord Gas Safety Certificates (checked annually)
Mains wired smoke alarms (inter-connected and with battery backup)
Burglar alarms
Fire blankets and fire extinguishers
Carbon Monoxide Detectors/> Emergency Lighting/> Outside security lighting
Conformity to requirements of the Furniture and Furnishings (Fire Safety) Regulation
Locks on bedroom doors
Double glazing
Safety Certificates for Electrical Installation
Licences from Local Council (where required)

Is the property in a good location?

Knowing how important location is, we have consciously only purchased properties in PRIME student areas.

How come some landlords charge a fee to sign up for a property but you don't?

We pride ourselves on being a family run business and due to this we are able to keep our costs low. Also, we know that, for students, finances can be tight, and therefore we don't feel that it is fair to pass our administration costs on to our tenants.

Our mission is to provide quality accommodation at an affordable price.

(Not having to pay agents fees will save you up to £500 for a 5 bedroom property)

What is the deposit for?

The deposit is a refundable payment that you pay when you sign the contract to cover any damage to the property. All deposits are paid into a Government Tenancy Deposit Scheme and are fully protected.
At the end of the tenancy, if there are is no damage then the full deposit is returned to you.

What happens to my deposit?

All deposits are paid into the Deposit Protection Service and are fully protected. At the end of the tenancy, if there are is no damage then the full deposit is returned to you.

Will my bedroom door have a lock on it?

Unlike many landlords, we ensure that bedroom doors are fitted with locks for added security.
