If this is your first time renting student accommodation, the first step is deciding who you want to live with. It’s important to choose carefully, as you’ll be sharing your home and spending a lot of time together.
Once you’ve agreed on your group size, you can start looking for suitable student houses that match your needs.

We’ll take a few details about your requirements and arrange a convenient time. We give current tenants at least 24 hours’ notice before viewings.
You’ll be met at the property by us or a representative, who will be happy to answer any questions you may have about the house, the process or us as landlords.
We operate on a first come, first served basis.

The process is simple and straightforward—but don’t delay, as properties can go quickly.
As part of our commitment to your safety and security our properties have the following:
Landlord Gas Safety Certificates (checked annually)
Mains wired smoke alarms (inter-connected and with battery backup)
Burglar alarms
Fire blankets
Carbon Monoxide Detectors, Emergency Lighting & Outside security lighting
Conformity to requirements of the Furniture and Furnishings (Fire Safety) Regulation
Locks on bedroom doors
Double glazing
Safety Certificates for Electrical Installation
Licences from Local Council (where required)

Yes, a refundable deposit is required when you sign your tenancy agreement.
Your deposit is:
Protected in a government-approved scheme (Deposit Protection Service)
Held securely for the duration of your tenancy
Returned in full at the end, provided the property is returned clean and there is no damage
The deposit is a refundable payment that you pay when you sign the contract to cover any damage to the property. All deposits are paid into a Government Tenancy Deposit Scheme and are fully protected.
At the end of the tenancy, if there is no damage, then the full deposit is returned to you (which is always nice ☺).
Your deposit is protected with the Deposit Protection Service (DPS), a government-approved scheme.
This means:
The money is held securely by the scheme—not by us
You’ll receive login details to view your deposit
Funds are returned at the end of your tenancy if everything is in order
If deductions are required, we will explain them clearly. If you disagree, the DPS offers a free and independent dispute resolution service.
We’re proud to say we’ve never had a deposit dispute raised—something we put down to being fair, transparent, and reasonable.
Yes. Unlike many landlords, we provide locks on bedroom doors for added privacy and security.
In most cases, yes. A UK-based guarantor is usually required for student tenancies. This is standard practice in the student lettings industry.
If you don’t have a guarantor, contact us as we may be able to discuss alternative options.
Your safety is extremely important to us. Our student properties include:

We strongly recommend that tenants take out contents insurance to protect personal belongings such as laptops, phones, and clothing.
Rent can usually be paid via bank transfer on a scheduled basis as outlined in your tenancy agreement.
We’ll provide clear payment details when you move in, and you can always contact us if you need help with payments or budgeting.
Over the years, tenants have fed back to us that they prefer an all inclusive rent so they only have to make one payment which covers their rent and all bills (gas, electricity, water, TV licence and broadband).
Tenants find this helps them with managing their money and prevents any arguments between house mates relating to unpaid bills.

The most important thing is to report the issue as soon as possible so we can fix it quickly and minimise any disruption.
Delaying repairs could lead to further damage and possible deposit deductions, so it’s always best to let us know straight away.
We’re always happy to hear when tenants want to stay longer.
Where possible, we give priority to existing or previous tenants who wish to renew or extend their tenancy.
